Can anyone give me some advice around structures?

Hi there, I am at the very beginning of my journey into attempting to get my dream into reality and am already finding the whole charity set up thing really complicated! Is there anyone that can offer some advice on the best structure to go for?
I live on a beautiful countryside smallholding (leased) and on my property I have a large (and very dilapidated!) barn. I would like to convert the barn into two separate areas one is a holiday cottage which would be rented out for free to patients in palliative care and their families so they can enjoy some time together and the other half as a communal space to offer free holistic treatments to people in palliative care (massages, pilates, group meals etc).  
I'm unsure which structure to go for, as this will definitely be a full time job to set up and manage I would like to be employed on a small salary to get the project up and running. Would I be better setting up as a cic or registered charity? I would need to apply for significant captial grant for the work on the barn and I'm not sure that as a cic I would close lots of doors for applying for grants? 
If anyone could offer any guidance I'd be so very grateful!
