Fundraising to purchase a site for animal welfare centre and legalities involved

We have the opportunity to purchase instead of lease, the site that we currently run our dog and cat rescue from.
We have had a RICS valuation, and are going to talk to a bank and solicitor next week to look at loans and the legalities that will need to be drawn up.
My weekend will be spent creating a Case for Support which I would then expect to approach different funders to see if they would help with some of the costing - both small or large - any amount would be grateful.
Does anyone have any advise for either the funders that may fund such a project and any solicitors that would look favourably on us.
Being in animal welfare, not all do - even though 50% of our work is helping the public, be that taking in their pets when they are in crisis, or finding them a new best friend, to lead a more enjoyable life in the future.
