Unsure about becoming VAT registered

Hello
We are a very small charity with fairly low income mostly generated from offering subscriptions for artists to use our community space. We have not considered being VAT registered due to income and additional work involved. However, we are planning to fundraise for a large amount of money to rebuild our property (leasehold) and the VAT element of this project could be around £3-40k which is considerable. However, having done some basic research, it might cause more problems like having to add VAT to our subscribers payments. AI has not been helpful and has suggested hiring a VAT specialist in charity finance or HMRC, before I do this I wonder if anyone on this platform has any advice? TIA
