Affordable office space in London?

hello everyone

We are a small charity which advocates for public service broadcasting generally and for quality coverage of issues around belief and ethics more specifically - and we're currently looking for new office space in London.

We're 2-3 people (working part time) and don't need much space - up to now we have, quite literally been working out of a stationery cupboard. Room for 2 desks with a large filing cabinet/storage space would be more than adequate.

Our budget is £12,000 pa (inclusive of VAT and service charges). Ideally, we would have access (either inclusive or for hire) to a meeting room able to seat up to 15 people for quarterly trustee meetings. And if there was a 'break out' space or similar where we could occasionally meet with stakeholders, even better.

Does anyone know of or can anyone recommend:

a) any office spaces within that budget?

b) larger charities who might be interested in sharing office space with a charity like ours?
