Property transfer to CIO

Our charity has recently changed its legal structure from an unincorporated charity to a successor CIO. All duly appointed trustees of the former charity have unanimously agreed to transfer the church building to the CIO, with no sale and continued charitable use. Some objections have been raised by individuals who are not trustees.
 
From a charity law and good-governance perspective:
 
  1. What is the best and fastest way to transfer the property in this situation – should the unincorporated charity and the CIO have the same trustees, or is it better for the trustees to be different (or not identical), and why?
  2. Can anyone recommend experienced firm who specialise in church or charity property transfers, particularly unincorporated-to-CIO transitions?
