"Does anyone have experience of setting up a lease on land/buildings your charity owns? Our CIO has authority in its constitution (first hurdle) but then we have to comply with the Charities Act 2011 which says either obtain an order of (a) the court, or (b) the Commission; or we could proceed without either subject to getting a surveyor's report and advertising the proposal. I can see the general point here about ensuring the best commercial terms are obtained if this was an open market proposition. However, we are a community centre and all we want to do is grant a 10yr lease (for security of tenure) to our tennis club to replace their current annual agreement so they can apply independently for a grant to the LTA. A survey and advertising would be expensive and unnecessary/inappropriate."
