Workspace ideas

Hello - we provide workspaces as part of our arts venue and previously (luckily) we have not needed to promote too much.
Since the pandemic, working life has changed and therefore we're changing tact. But wondered, if you were looking for affordable work space, where would you ideally be looking? And is there anything you'd expect to be part of the provision? Thank you!

Hi Hannah, 
I'd tend to jump on Google first and see what comes up. Also the business or economy section of the local council's website to see if they have any links to things like this. 
The key things for me when I've looked for workspace have been quality WiFi, good accessibility, sufficient private / quiet spaces (for confidential discussions, etc), adequate storage and well maintained facilities (e.g. kitchenettes). Some form of social space where you could have a chat with others, including from other organisations, is a real bonus too I think.

I would generally start by contacting Local Authority to see if they had any community space they were happy for us to fill/ take at a low rent. Otherwise, Ive found that co-locating with another charity tends to be much better value and also create a much nicer working environment.
This is a personal preference but I much prefer leases where we are not required to maintain the building fabric, just the wear and tear of our unit. I also prefer service included offices - so where the energy costs, ctx etc are part of the rental. This works better in all-charity environments as the leaseholder can claim the charity discount for the building and the tenants have predictable costs, making it easier to budget plan. (our current lease increases by CPI annually which is fine. 
 I'd always prefer an office that provides a leased line for broadband (at least a share of it) and has a second fail-over, although Ive also always preferred to have my own IT support company.
Its nice if the office has a kitchen area, and perfect if there are shared meeting rooms and it can be nice if the host landlord holds "meet the tenants" events every so often so you can maximise collaboration possibilities.
 
Finally, I would always be looking for somewhere that has a lease of at least three years because its a load of faff updating registered address & printed materials plus managing a move any more regularly than that.
