Looking to lease one large space or multiple smaller spaces for 2- 3 years - Brighton & Hove

Good afternoon fellow Charities
We are Grace Eyre, based in Brighton & Hove and work across Sussex. 
We support adults with learning disabilities and autistic adults to live independently. 
We are re-developing our head office site and are looking for office and community space for us to relocate to during our build project. 
We anticipate moving out by the end of the summer 2024 but can be flexible if we have something agreed and signed for Autumn. 
We have some commercial options but are reaching out to see if there are spaces we could lease for either our whole head office or some of our services. 
Office space - Ideally we are looking for 1000-1500 square feet for our head office staff, ground floor would be better with accessible toilet but can accommodate general needs facilities. 
Activities - Ideally 4-6 rooms ranging from 500 square feet to 1000 square feet for our day service for various activities from Art, Textiles, Computer Training. 
Cost - We have benchmarks against the private market and are happy to look at any option available. Of course the lower the lease cost the better for us. We have in the past taken on buildings that need a lot of work, which we could do but the cost of this would need to be offset by reduction in rent. 
If anyone has any opportunities at all, whether smaller rooms or larger spaces, please get in contact.
